1. Your Roof Is Past Its Expected Service Life — All roofs have finite life spans, some longer than others. A standard asphalt shingle roof typically lasts between 20-30 years, while metal roofs last for 50 years or so. Slate and tile roofs last much longer. Roofs generally show signs of aging during this time, and if you’re keeping up with roofing maintenance, your roofing contractor may already have made recommendations on when to replace your roof.

2. Widespread Roof Leaks — If your roof tends to leak at many spots when it rains, it’s may already be at that point where roof repair won’t be the practical practical option. A related indicator is how often you’re calling for repairs: if you keep finding problems with your roof, it is a clear sign that you should start preparing for getting a new roof.

3. Curling, Loose or Missing Shingles — Years of exposure to the elements can cause shrinkage, resulting in cupping shingles. Shrinkage can also pull at the roofing fasteners, which can loosen shingles or pull them off completely from the roofing surface. It won’t be unusual for you to find pieces of your roof on the ground if it’s beyond its expected life span.

4. Loose Granules — While it is normal to find small amounts of asphalt shingle granules in your gutters, it could be a problem if they start to increase in amount. Granules come loose from the asphalt shingle backing material as the shingles age. Over time, this results in “balding” shingles, which can accelerate wear when the backing material is exposed to damage from UV rays.
